How accurate is the free property valuation?

The valuation is based on recent sold price comparables from HM Land Registry, which records every residential property transaction in England and Wales. Comparables are selected based on matching property characteristics; age, size, type and so on. Historical sales data is a useful guide, but it is not a formal valuation. For an accurate figure, you should commission a RICS surveyor or speak to a local estate agent.

How is the property value calculated?

We use sold price data from HM Land Registry, which covers transactions going back to 1995. By looking at what similar properties in the same postcode have sold for recently, you can build a picture of the current market value. The Market Trends section of the report is a useful reference for understanding local price trends.

Is this really a free property valuation?

Yes. Searching by postcode and viewing a valuation based on comparable sold prices is completely free. You do not need to create an account to use this free property valuation tool. Why can't I get a property valuation for this address?

If a property doesn't have a valid Energy Performance Certificate, we do not have enough data to provide a meaningful valuation range. If a property is on the market, it is a legal requirement to have a valid EPC lodged.

How often is the valuation data updated?

HM Land Registry publishes sold price data on a monthly basis. There is typically a lag of several weeks between a transaction completing and it appearing in the dataset, so very recent sales may not yet be reflected in the property valuation.

Can I get a property valuation for my neighbour's house?

Yes. All residential sold prices in England and Wales are a matter of public record. You can look up any address and see its full transaction history, including the price paid and the date of each sale. This is often useful when trying to understand the price range for a street before making an offer.

Does extending or renovating a property increase its value?

Improvements such as adding a bedroom, converting a loft, or refitting a kitchen can increase a property's market value, though the return depends heavily on location and the local ceiling price. Checking comparable sales in the same postcode before and after similar improvements gives you a realistic benchmark for what uplift is achievable.
